Basic applicant criteria

Verifiable annual household income of $40,000+
No open chapter 7 bankruptcy
No disqualifying criminal history
Minimum of 45 days from date of full application approval to move-in
Maximum allowable Debt-to-Income (DTI) and Rent-to-Income (RTI):
• DTI: 50% of monthly income less monthly debt
• RTI: 40% of monthly income

Traditional Employment (W2)
(Hourly, salaried, commissioned)
2 most recent bank statements
**If relocating or have secured a new position,  an offer or transfer letter on the employer’s letterhead is required, identifying the income and start date, in PDF form, signed by the employer.
**For remote employment,  an official letter on company letterhead from the employer confirming remote status is required.

Self Employed or Contract Employment (1099)
Most recent tax return or 1099 statement
Most recent 2 months’ bank statements

You or a co-signer must show the following:

Able to pay at least $1,600 monthly rent?

Able to pay a down payment of at least 2-4% of the sale price (at the time the lease is signed)

Able to pass a background check (no felonies)

Can move into your home within 3 months of signing the lease

Have no dangerous breed of dog
